Bellway’s plans for new housing development in Goffs Oak granted approval

Bellway has been granted detailed planning consent by Broxbourne Council to build 66 new homes in Goffs Oak. 

The development, located off Burton Lane, will be known as Cedarbrook Rise and will provide 40 homes for private sale, with the remaining 26 set aside as affordable homes for local people through rent or shared ownership. 

The site will also play host to public open space, providing areas for play, recreation and wildlife. 

Work is set to start later this year and the first homes are scheduled to be released for sale early next year. The first residents are expected to move in by late 2022. 

Ali Maruf, Managing Director of Bellway North London, said: “We are pleased to be able to confirm that work can soon begin at Cedarbrook Rise following planning consent being granted for the new housing development. We acquired the land in 2020 with outline planning consent already in place to deliver new housing in the area, and we are now looking forward to progressing to construction following the approval of our plans. These much-needed new homes will appeal to a wide range of buyers in the region, with all houses being built from our popular Artisan Collection.” 

The homes for private sale at Cedarbrook Rise will be a mix of two-, three-, and four-bedroom houses, while those looking to rent or purchase through share ownership will be able to select from a number of one- and two-bedroom apartments.  

The Artisan Collection is Bellway’s flagship range of homes, developed from years of customer feedback and combining traditional craftsmanship with modern construction techniques. 

The Cedarbrook Rise showhome will be a three-bedroom Harper, which will be unveiled next summer alongside the site’s sales centre. However, the first homes are likely to be released for sale at an off-side location prior to that.  

Maruf said: “Cedarbrook Rise will offer something for everyone – from families to first-time buyers and those commuting to London. The development is in a semi-rural location and is just a 15-minute walk from the village centre, while also being well connected to the capital by both road and rail.” 

Prospective buyers can register their interest via Bellway’s website and are encouraged to get in early to avoid disappointment. Prices are yet to be confirmed.
