Whether you’re looking to sell because you don’t wish to live close-by the high-speed line or there’s a specific reason that you need to sell due to HS2, you have options.
HS2 hasn’t been the most straight forward transport link development project, and as well as major delays, rethinks and questioning whether it is worth the money, thousands upon thousands of people have and are set to have to sell their homes.
Whether you’re looking to sell because you don’t wish to live close-by the high-speed line or there’s a specific reason that you need to sell due to HS2, you have options.
Sell Privately Through The Regular Channels
If you wish to sell your home due to its proximity to HS2, although purely by preference rather than necessity then a good option is to do so through the regular home selling channels.
One thing that you should be aware of is the value of your property and whether it’s risen or fallen in value. Consider what experts are forecasting in your area and choose the right time to sell.
It’s believed that in many areas, while an initial drop in value will occur in the short term due to the disruptions caused by the development of HS2,the value of homes will increase due to the amenity that is the rail connection. While this may have no effect on your decision to sell and when to do so, it is worth bearing in mind.
HS2 Need To Sell Government Scheme
If the development of HS2 has had a significant impact on your home and you need to sell, you can sell to the government through the ‘Need to Sell’ scheme.
There are a number of terms and conditions for doing so and you need a ‘compelling reason’ to sell but can’t as a direct result of HS2.
These reasons include relocation for a new job, ill health and unemployment.
On top of this, there are a number of qualifications which an owner must meet, including five key criteria to be successful in application.
These are:
- Property Type: You must meet certain criteria as an owner of the property
- Location: The property must be close enough to be ‘substantially affected’ by HS2
- Effort to Sell: You have tried to sell the property for at least 3 months to no success.
- No Prior Knowledge: The property was bought before HS2 plans were revealed and there was no knowledge.
- Compelling Reason to Sell: There must be a compelling reason to sell now.
